Disability Accomodation/Housing Refurbishments
Project Description
AWB was awarded the contract to deliver refurbishment and upgrade works for two disability accommodation units at 2 Korbosky Road, Lockridge, on behalf of Rocky Bay Limited. The project aimed to enhance the comfort, accessibility, and functionality of the residences, ensuring they met the needs of residents and aligned with contemporary living standards. AWB successfully delivered a modernised and compliant living environment, with all works completed to specification and in coordination with the client’s operational requirements.
Scope Summary
- AWB commenced works in September 2023, undertaking a full internal and external refurbishment across Units A and C. Internal works included the installation of two rangehoods, repainting of internal walls, new vinyl flooring and skirting, ceiling insulation, demolition and installation of new kitchens, new bathroom cabinetry, floor and wall tiling, floor preparation and grinding, and upgrades to bathroom and laundry areas. Electrical and lighting systems were also upgraded.
- External works included cleaning of the roof, gutters, fascia, eaves linings, and gables to improve the building’s presentation and longevity.
- The project was delivered over a 4-month period, on time and on budget, with zero lost time injuries (LTIs) and full alignment with Rocky Bay’s expectations for quality and accessibility
Key Deliverables
Transparent and proactive engagement with clients, consultants, and government bodies through regular updates and reporting.
Development and implementation of SWMS, risk assessments, and protocols for high-risk activities such as working at heights and asbestos removal.
Engaging and managing licensed trades and specialists, including asbestos removalists, concreters, roofers, and civil contractors.
Delivering works in operational schools, hospitals, offices, and public spaces with minimal disruption to occupants and services.
Dust suppression, noise mitigation, waste management, and secure site access to protect people and property.
Coordination with Licensed Asbestos Assessors and Occupational Hygienists to obtain clearance certificates and occupancy permits before re-entry.
Final inspections, punch list resolution, and delivery of completion documentation including warranties and maintenance guidance.
