External Landscape Construction, Playgrounds and Internal Fit Out works
Project Description
AWB was awarded the contract to deliver the Cockburn Central Renewal Project for Goodstart Early Learning (GSEL). The project aimed to upgrade and revitalise the facility’s indoor and outdoor environments across multiple learning areas, enhancing functionality, safety, and aesthetics for children and staff. AWB successfully delivered a modernised and engaging early learning centre tailored to operational and educational needs, with all works completed to specification and in coordination with site requirements.
Scope Summary
AWB commenced works in October 2024, with a scope that included demolition and removal, installation of new floor coverings, joinery, partitioning, glazing, tiling, painting, and upgrades to hydraulic, electrical, and mechanical services.
The project was delivered in five key stages:
- Stage 1 – Verandah: Removal and concrete treatment
- Stage 2 – Nursery: Sandpit upgrade, timber deck, landscaping, new bin enclosure, artificial turf and edging
- Stage 3 – Toddlers: Timber platform seat, landscaping with artificial turf and edging
- Stage 4 – Pre-Kindy: Enlarged sandpit, boundary landscaping with stepping pads, artificial turf, edging, and new cubby
- Stage 5 – Kindy (a): Demolition of ABC play forte, retention of seating nook, installation of natural boulder seat wall, artificial turf and edging
- Stage 5 – Kindy (b): Landscaping with root barrier, timber raised garden beds, artificial turf and edging
- Additional works included installation of a new shade sail and privacy film to the nappy changeroom.
The project was delivered over a 15-week period, on time and on budget, with zero lost time injuries (LTIs) and full alignment with GSEL’s vision for a safe and stimulating learning environmen

Safety Planning & Risk Management
Development and implementation of SWMS, risk assessments, and protocols for high-risk activities such as working at heights and asbestos removal.
Subcontractor Coordination
Engaging and managing licensed trades and specialists, including asbestos removalists, concreters, roofers, and civil contractors.
Live Environment Management
Delivering works in operational schools, hospitals, offices, and public spaces with minimal disruption to occupants and services.
Environmental & Site Controls
Dust suppression, noise mitigation, waste management, and secure site access to protect people and property.
Final Clearance & Occupancy Certification
Coordination with Licensed Asbestos Assessors and Occupational Hygienists to obtain clearance certificates and occupancy permits before re-entry.
Defect Rectification & Handover
Final inspections, punch list resolution, and delivery of completion documentation including warranties and maintenance guidance.
