BU117 Workshop Roof Repairs
Project Description
AWB was awarded the contract to undertake roof replacement and repair works across the BU117 Workshops (A–I) at Inner Harbour. The workshops are timber-framed with galvanised cladding and sawtooth roof profiles, partially tenanted by DPIRD, with several housing sensitive operational equipment including fish tanks. The project required careful coordination to ensure tenant operations remained uninterrupted throughout. AWB delivered a comprehensive roof upgrade across multiple workshop structures, ensuring improved weatherproofing, structural integrity, and tenant satisfaction. The project was executed with precision and care, maintaining full operational continuity and compliance with safety and environmental standards.
Scope Summary
- Full roof replacement to Workshops A–C, including new Colorbond Ultra corrugated and fibreglass sheeting, timber and metal box gutters, and flashings
- Targeted repairs to Workshops D–I, including fibreglass sheet replacement, rusted sheet removal, installation of Webglass GC+, new roof screws, dektites, and silicone sealing
- Compliance with tenant conditions including power continuity, dust protection for fish tanks, progressive isolations, and weatherproofing at end of each shift

Delivering works in operational schools, hospitals, offices, and public spaces with minimal disruption to occupants and services.
Environmental & Site Controls
Dust suppression, noise mitigation, waste management, and secure site access to protect people and property.
Final Clearance & Occupancy Certification
Coordination with Licensed Asbestos Assessors and Occupational Hygienists to obtain clearance certificates and occupancy permits before re-entry.
Defect Rectification & Handover
Final inspections, punch list resolution, and delivery of completion documentation including warranties and maintenance guidance.
