42 Unit Refurbishments- External & Internal Works
Project Description
AWB was awarded the contract to deliver unit refurbishments across six groups at Bethanie Retirement Villages, on behalf of Bethanie Housing Limited. The project involved upgrades to 42 individual units, aimed at improving comfort, accessibility, and functionality for residents. AWB successfully delivered modernised and compliant living spaces tailored to retirement community needs, with all works completed to specification and in coordination with site operations.
Scope Summary
Commencing in April 2022, AWB completed each unit over a 6-week period. The scope included:
- Demolition & Disconnections: Removal of outdated fixtures and services
- Furniture Relocation: Temporary relocation and reinstatement
- Carpentry: General works throughout units, bathrooms, and toilets; installation of new internal doors and frames
- Ceilings: Replacement where required
- Kitchen Joinery: New cabinetry and fittings
- Window Furnishings: Roller blinds and vertical blinds
- Plumbing: Alterations and installation of fixtures and gas appliances
- Electrical: Upgrades including fans and kitchen appliances
- Mechanical/HVAC: System upgrades
- Finishes: Tiling, glazing, flooring, painting
- External Works: Landscaping, tree removal, reticulation, pest treatment
- Roofing: Installation of new skylights, patios, and guttering
- Garage Doors: Supply and installation of new roller and garage doors
- Cleaning: Full internal and external clean prior to handover
The project was delivered over a 12-month period, on time and on budget, with zero lost time injuries (LTIs). AWB’s performance led to the award of additional refurbishment works

Engaging and managing licensed trades and specialists, including asbestos removalists, concreters, roofers, and civil contractors.
Live Environment Management
Delivering works in operational schools, hospitals, offices, and public spaces with minimal disruption to occupants and services.
Environmental & Site Controls
Dust suppression, noise mitigation, waste management, and secure site access to protect people and property.
Final Clearance & Occupancy Certification
Coordination with Licensed Asbestos Assessors and Occupational Hygienists to obtain clearance certificates and occupancy permits before re-entry.
Defect Rectification & Handover
Final inspections, punch list resolution, and delivery of completion documentation including warranties and maintenance guidance.
