Heritage Restoration Works
Project Description
AWB was awarded the contract to deliver stage one heritage refurbishment works at the Northam Post Office, engaged by long-term client Australia Post / JLL. The project aimed to preserve and enhance the functionality of the heritage-listed building while respecting its architectural integrity. AWB successfully delivered a carefully executed refurbishment tailored to operational and heritage requirements, with all works completed to specification and in coordination with local trades and suppliers.
Scope Summary
AWB commenced works in late 2019, undertaking both internal and external upgrades.
Internal Refurbishment:
- Staffroom upgrade including full painting, new vinyl and carpet
- Electrical upgrades with new light fittings to residence areas
- Removal of redundant evaporative unit and associated ductwork
- Carpentry and joinery works
External Works:
- Restoration of all windows to operational condition
- Verandah rebuild using new hardwood timbers
- Installation of new external jarrah decking
- Upgrade of external sewer infrastructure
- Engineering-led upgrade of all footings
- Verandah slab concrete works
- Installation of bespoke staffroom door
- Roofing upgrades
The project was delivered over a 6-month period, on time and on budget, with zero lost time injuries (LTIs) and full alignment with Australia Post’s heritage conservation standards

Site Supervision & Project Management
Stakeholder & Client Communication
Transparent and proactive engagement with clients, consultants, and government bodies through regular updates and reporting.
Safety Planning & Risk Management
Development and implementation of SWMS, risk assessments, and protocols for high-risk activities such as working at heights and asbestos removal.
Subcontractor Coordination
Engaging and managing licensed trades and specialists, including asbestos removalists, concreters, roofers, and civil contractors.
Live Environment Management
Delivering works in operational schools, hospitals, offices, and public spaces with minimal disruption to occupants and services.
Environmental & Site Controls
Dust suppression, noise mitigation, waste management, and secure site access to protect people and property.
Final Clearance & Occupancy Certification
Coordination with Licensed Asbestos Assessors and Occupational Hygienists to obtain clearance certificates and occupancy permits before re-entry.
Defect Rectification & Handover
Final inspections, punch list resolution, and delivery of completion documentation including warranties and maintenance guidance.
